What is a home inspection?
A home inspection is primarily a visual inspection done by an objective professional to assess a homes current condition. The inspection can identify deficiencies, items that are unsafe or nearing the end of their life and potential issues to be aware of. Another huge benefit of a home inspection is that it will also outline HOW to properly maintain the property, think of it like a user manual to your new home.
When does the home inspection happen?
The home inspection happens during the conditional period – this is the time after an agreement of purchase and sale has been signed and before the offer firms up – this is the time period that the buyers have to satisfy whatever conditions they negotiated in the offer, typically financing, insurance and home inspection.
Who picks the home inspector?
The buyer gets to choose their own home inspector, you’ll want to look for someone who is experienced and knowledgeable. The best way to find a great inspector is to talk to family and friends who have recently used an inspector, you can also ask your real estate agent for recommendations or google local inspectors to read the reviews and check out their websites.
Who is present for the home inspection?
The purchaser and their real estate agent will both be present for the inspection. It’s not enough to simply read the report you want to physically be there with the inspector to have the opportunity to ask questions. If you see it you’ll understand it. We encourage you to follow the inspector around so they can explain things as they go. If anything arises they can give you an idea of what things will cost to fix, and what your options are. You’ll learn a lot about the house and it’s also a good time to discuss your future plans of renovations with the inspector.
How long does the inspection take?
The home inspection will take between 2-3 hours depending on the size and age of the home, you might opt to leave your kids out of this one.
What does the inspector look at?
The home inspector will inspect the exterior, grading, foundation, driveways, downspouts, roof, gutters, attic, basement, insulation, garage, electrical system, plumbing, heating, central air, decks, railings, etc.
What can I expect from the inspection?
You can expect a TON of information! It will probably be “information over load” but don’t worry about trying to remember every little piece of it because a good inspector will give you an inspection report along with pictures of everything they went over with you.
Keep in mind that no home is perfect not even a new build and the inspection is there to outline the current state of the home, it’s up to you to decide how much you want to take on.
