<p>Have you sold your current home or just purchased a new home and the closing day is creeping near? </p>



<p>Chances are you are gathering boxes and beginning to get things packed up. If you’re like most of us, you’ve acquired quite a bit of “stuff” over the years and now is the perfect time to purge those items that you don’t want to pack up and bring with you to your next home. But what are you supposed to do with all that “stuff’?!? Well we’ve got the answers to help you eliminate it easily!</p>



<p><strong>1) Hold a Garage Sale</strong>, depending on the time of year a garage sale can be a great way to shed some items and make some cash. Why not invite your neighbours to participate, the larger the sale the bigger the crowd you’ll draw.</p>



<p><strong>2) Kijiji/Craigslist</strong> is another simple way to do away with “stuff”, all you need to do is take some pictures of the items you want to sell and post them on Kijiji/Craigslist with your price. People will simply reply to your post and schedule a time to come pick up, this is especially good if the items are large, like a couch, since it saves you having to move them.</p>



<p><strong>3) Stick your stuff at the curb with a “FREE” sign attached</strong>, you may be surprised at what people will take and also how quickly, however anything that isn’t picked up will have to be trekked back inside.</p>



<p><strong>4) If you don’t want the hassle of selling then donating is a fabulous option.</strong> It’s a win/win situation and you can feel good about giving in your community. <p>Selling your house and especially keeping it “show” ready while living in it can definitely add time and stress to your morning routine, but keeping your house show “ready” with kids may seem downright impossible. Don’t throw in the towel just yet because we’ve got you covered with some proven tricks and tips to get you through all the showings and out the other side in one piece and better yet, with a sold sign on your front lawn.</p>



<p>First thing’s first “exposure“ the more exposure the better when you list your home. It’s a numbers game therefore the more people you get to come through your home the higher your chances are of finding the right buyer. That being said, you can understand why it’s crucial to be flexible in allowing potential buyers to come view your house when they request and at their convenience but this in turn can be a large inconvenience to you and that’s where you’re exit strategy comes into play.</p>



<p><strong>Tip #1</strong> and probably the most crucial, is how to create your exit strategy for a quick and clean get away! This is best accomplished by making a list of what needs to get done/cleaned to get your house looking it’s best and to get the whole family out in a timely fashion. Once you have your to-do-list completed delegate to each family member what they are responsible for doing so nothing gets missed.</p>



<p><strong>Tip #2</strong> Have a bag packed with everything that you and the kids will need for example, snacks, toys, games, diapers, wipes and have a destination: neighbours house, grandparents house, park, friends house, library, McD’s play area, etc…</p>



<p>Depending on the age of your children you will encounter different obstacles. If your kids are old enough to help it can make the process a bit easier, their responsibilities could include, making their beds, keeping their room tidy, taking out the garbage, filling the dishwasher, perhaps giving them a little incentive will help to keep them motivated.</p>



<p>If you’re living with young children cleaning your house can feel like, to quote a friend of mine; “trying to brush your teeth with oreos in your mouth”. To make clean up easier, minimize the toys. Cleaning is a lot quicker and easier when there’s less clutter to pick up so pack up the majority of toys and just leave out a select few and keep them in a nice bin, this will save you from picking up the endless mess that these wonderful little humans create….in seconds and also will give you a jump start on packing for your eventual move.</p>



<p><strong>Tip #3</strong> Go buy some large totes, laundry baskets or garbage bags, these items will be your new best friends! Your “exit strategy” works wonders when everyone does their assigned task but for those times when things just aren’t going to plan grab one of your “best friends” and throw all your mess inside, this could include, dirty dishes, laundry, garbage, etc…put it in your garage or basement storage if you don’t have a garage. You can deal with it when you get back and have more time. You don’t want to shove anything in your closets since you want to show off the space your house has to offer to your potential buyers, the last thing you want is all the junk you stuffed in there falling out on them when they open the door.</p>



<p><strong>Tip #4</strong> Find something to keep the kids occupied and still while you execute your “exit strategy”. I know it’s frowned upon for children under 2 to watch television or screen time in general, but if it gives you 10 minutes of free time to tidy I say put it on and go for it. <em>Fun Fact</em> If you have an iPhone or iPad there’s a feature called “guided access” that will disable buttons and touch screen, this way you don’t need to worry about them making a call or pressing something they shouldn’t.</p>



<p><strong>Tip #5</strong> Make a check list, this check list will include everything that was on your to-do-list. Pack your family up in the vehicle or keep them contained at the door while you go through and do a quick final check that nothing has been missed or overlooked this includes checking the toilets have all been flushed, you don’t want to surprise your potential buyers, if you know what I mean.</p>

<p>Before making an offer you should prepare yourself for the chance that you may be involved in a bidding war, especially in a sellers market. The first thing you want to know is your limit (this includes getting pre-approved), once you know your budget determine how much you can go over if you end up in a bidding war, and stick with it,</p>



<p>Know exactly what you’re looking for in your new house, have your real estate agent screen all the new listings and send you ones that fit your criteria right away so you can hopefully view it before the listing goes public, this way you’ll be ahead of the game if you want to submit an offer.</p>



<p>Real Estate is a great investment but you need to do your research and be smart about it, you don’t want to get caught up in a bidding war and gamble away the return on your investment. It’s your real estate agents job to search for comparable properties within the neighbourhood of the home you want to make the offer on and to advise you on the market value, but you control your money.</p>



<p>Money isn’t everything, writing a short letter to the seller(s) explaining a little bit about yourself and why you want their home so much can set you apart from other buyers, selling a home can be an emotional time, especially if the seller raised their family in the home, some sellers would prefer to see another family enjoy their home over a few thousand dollars.</p>



<p>Including a significant deposit in your offer will show sellers that you’re serious about purchasing, and the deposit will go towards your downpayment if you get the property.</p>



<p>In a multiple offer situation don’t add unusual requests, terms or conditions, the closer you can agree with what the seller(s) want, like the closing date, the better.</p>



<p>A “clean” or firm offer, which is an offer without conditions such as, financing, insurance and home inspection will be more appealing to a seller, however you want to be aware that these conditions are included for your benefit and waiving them may not be in your best interest. A home inspection for example could potentially reveal minor to major issues with the property. If you choose to waive your home inspection condition and max out your budget in a bidding war then after moving in significant problems arise this could end up costing you big money to repair and you may end up regretting your decision.</p>



<p>Bidding wars can get ugly and you don’t want to get caught up in it so be prepared, know your limit and stick to making your best offer you can afford that you’re comfortable with.</p>

<p>We talk a lot about market value, but what is Market Value? Simply put market value is the amount a potential buyer is willing to pay for your home in the current market.</p>



<p>So how do Real Estate Professionals determine what that amount is? Well, there are different methods of estimating value but let’s focus on the Direct Comparison Approach method since this is the most popular in residential markets.</p>



<p>The Direct Comparison Approach involves comparing your home to similar homes which have recently sold and making adjustments for any differences. This takes, time, skill, knowledge, and careful judgement. The information is typically gathered from Brokerage files and The Multiple Listing Service. </p>



<p>The most important factor to consider when gathering information is selecting truly comparable properties, you don’t want to compare a ranch style home to a two-storey, or a new home to an old home, or a 1 acre lot to a 100ft lot, or a home on the south end of town to yours which is in a completely different neighbourhood, or…… well you get my point. </p>



<p>Adjustments are made based on value, not on cost. The cost of the renovation and the value that it adds are two different things. An example would be a renovated kitchen that may have cost $25,000 but may only be valued at $20,000 or the opposite could occur, a garage that was cost $10,000 to construct could potentially add $12,000 worth of value. So you can see how cost and value differ, if you are planning any renovations, perhaps you are updating your home to get it ready to sell, my advice would be to check with a Real Estate Professional to determine how much value your planned renovations will incur. </p>



<p>Time is another important factor that needs to be considered, you need to know what the economic conditions and market trends were at the time of sale of the comparable property, since market conditions have a significant impact on market value. Furthermore the necessary adjustments will need to be made.<br>An estimate of value is just that, an estimate, therefore if you have more than one Real Estate Professional estimate the value of your home it’s unlikely that they will come up with the exact same figure but it would likely fall in a relatively close range.</p>

<p>This blog was inspired by some recent conversations with buyers who didn’t fully understand the buying process.  We’ve been hearing a lot lately of buyers who want to buy directly through the listing agent, this is the person who the seller has specifically chosen to represent them, instead of hiring their own buyers agent.</p>



<p>First off, the term “Agent” actually refers to the Brokerage that a salesperson or broker works for and the contracts are technically with that brokerage not the individual that you’ve signed with.</p>



<p>The listing agent as mentioned previously is the person who the seller chose to represent them in the sale of their house, some of their responsibilities include promoting the sellers best interest, negotiating with buyers on the sellers behalf to get the highest price and most favourable terms, they’re required to keep anything the seller shares confidential for example the sellers motivation for selling or if they will accept less than the listed price.</p>



<p>On the other hand the buyers agent is the person who represents the buyer and their job is to protect the buyers best interest and to negotiate the best price and most favourable terms. The best part is that as a buyer you don’t pay the buyers agent, they are paid out of the commission negotiated with the seller and listing agent at the time the listing contract is signed.</p>



<p>So why in the world would a buyer not want to hire their own buyers agent to represent them?!?</p>



<p>The answer is that some buyers believe they can negotiate the commission with the listing agent to get a better price on the house, but the commission was already negotiated between the seller and the listing agent at the time of signing the listing agreement, while the commission may be reduced if the listing agent brings their own buyer that’s money back in the sellers pocket not the buyers.</p>



<p>When the listing agent is representing the seller as well as the buyer it’s know as ” multiple representation” and in a multiple representation situation the listing agent must now remain impartial to both the buyer and the seller.  This means they can’t tell you, the buyer,  what is a good price to pay for the house since they must remain impartial. The listing agents goal is most likely to sell you this house, will they really be focused on if it’s the ideal home for you? If you hire your own buyers agent you will have someone working for you who is going to listen to your specific needs and work hard to find you the best house for the best price, in the right neighbourhood no matter how long it takes!</p>

<p><strong>Mistake #5 </strong>Pets! Pets are family members and we all love them but buyers don’t want to be over powered by the smell of dog in your carpet or a stinky cat litter box that needs to be cleaned so get the stink out before you let the buyers in.</p>



<p><strong>Mistake #6 </strong>The Wrong Price Tag! Over pricing is the #1 reason a home doesn’t sell. Over pricing deters potential buyers and in turn results in a stale listing. There’s a good chance that when you do eventually get an offer it will be for less money than it would have been if you had priced it right to begin with since buyers will think something is wrong with your home or they can low ball you because after months of no action you’re surely getting desperate to sell.</p>
